Ziofa Homes Short-Term Rental Booking Policy
Welcome to Ziofa Homes. This Short-Term Rental Booking Policy applies to all guests making reservations for properties listed on ziofahomes.com. By making a booking, you agree to this policy and any property-specific rules provided before or during your stay.
1. Booking Confirmation
A booking is confirmed only after:
- The booking request has been accepted, where approval is required;
- All required guest information has been provided;
- The required payment or deposit has been received; and
- A booking confirmation has been issued.
Ziofa Homes reserves the right to decline or cancel a booking where information provided is inaccurate, incomplete, misleading, or fraudulent.
2. Payment
The total cost of your stay, including applicable accommodation charges, cleaning fees, taxes, deposits, and other applicable charges, will be displayed during the booking process.
Unless otherwise stated:
- The required booking payment or deposit must be paid when making the reservation;
- Any remaining balance must be paid by the deadline shown during the booking process; and
- Failure to make payment on time may result in cancellation of the reservation.
3. Security Deposit
Some properties may require a refundable security deposit.
The security deposit may be used to cover reasonable costs relating to:
- Damage to the property or its contents;
- Missing or damaged items;
- Excessive cleaning;
- Unpaid fees or charges;
- Unauthorized guests;
- Breaches of property rules; or
- Other losses caused by the guest or their visitors.
Any applicable deductions will be communicated to the guest. The remaining balance of the security deposit will be returned according to the applicable payment process.
4. Cancellation by Guests
Guests may cancel their booking subject to the following cancellation policy:
- More than 1 month before the scheduled check-in date: Guests will receive a full refund of the booking amount, subject to any clearly disclosed non-refundable fees.
- Between 1 month and 2 weeks before the scheduled check-in date: Guests will receive a 50% refund of the booking amount.
- Less than 2 weeks before the scheduled check-in date: No refund will be provided.
The applicable refund will be calculated based on the date and time the cancellation request is received.
No-shows, late arrivals, and early departures are not eligible for a refund.
Any refundable security deposit will be handled separately in accordance with the Security Deposit section of this Booking Policy.
5. Booking Changes
Requests to change check-in dates, check-out dates, or the number of guests are subject to availability and approval.
Changes may result in a different booking price.
A booking is not considered amended until the guest receives confirmation of the change.
6. Cancellation by Ziofa Homes or the Property Host
In rare circumstances, a confirmed booking may need to be cancelled due to reasons beyond reasonable control, including property damage, safety concerns, maintenance emergencies, or the property’s unexpected unavailability.
Where possible, reasonable efforts will be made to:
- Offer alternative accommodation;
- Assist the guest in finding a suitable alternative; or
- Provide a refund for applicable amounts paid.
7. Check-In and Check-Out
Guests must follow the check-in and check-out times provided for the property.
Early check-in and late check-out are subject to availability and may involve additional charges.
Guests may be required to provide valid identification before check-in.
8. Maximum Occupancy
Only the number of guests included in the confirmed booking may stay at the property.
Additional overnight guests are not permitted without prior approval.
Exceeding the maximum occupancy may result in additional charges, cancellation of the booking, or termination of the stay where legally permitted.
9. House Rules
Guests and their visitors must comply with all property-specific house rules.
Unless otherwise stated, guests must:
- Respect neighbours and avoid excessive noise;
- Not host unauthorized parties or events;
- Not engage in illegal activity;
- Keep the property reasonably clean and tidy;
- Respect smoking restrictions;
- Comply with pet policies; and
- Use the property and its facilities responsibly.
10. Parties and Events
Parties, events, and large gatherings are prohibited unless specifically approved in writing before the booking.
Unauthorized parties or events may result in immediate termination of the stay and additional charges for damage, cleaning, or other losses.
11. Damage and Property Care
Guests are responsible for ensuring that they, their fellow guests, and their visitors treat the property and its contents with reasonable care.
Any damage, breakage, malfunction, or safety concern should be reported as soon as possible.
Guests may be responsible for reasonable costs associated with damage or loss caused during their stay, excluding normal wear and tear.
12. Smoking and Pets
Smoking and pets are only permitted where expressly allowed in the property listing or house rules.
Additional cleaning or damage caused by smoking or unauthorized pets may result in additional charges.
13. Guest Conduct
Guests must not engage in behaviour that:
- Causes a nuisance or disturbance;
- Threatens the safety of others;
- Damages the property;
- Violates applicable laws; or
- Breaches the terms of the booking.
Serious or repeated violations may result in termination of the stay without a refund, where legally permitted.
14. Property Access
The property owner, manager, or authorized representative may require access to the property where reasonably necessary for:
- Emergencies;
- Urgent repairs;
- Safety concerns; or
- Other legally permitted reasons.
Except in emergencies, reasonable notice will be provided where required by applicable law.
15. Personal Belongings
Guests are responsible for their personal belongings during their stay.
Guests should ensure that doors, windows, and other access points are properly secured when leaving the property.
16. Property Listings and Amenities
We make reasonable efforts to ensure that property descriptions, photographs, and amenities are accurate.
However, temporary interruptions or changes to amenities may occasionally occur because of maintenance, repairs, utility outages, or circumstances beyond reasonable control.
17. Right to Refuse or Terminate a Booking
Where legally permitted, Ziofa Homes, the property owner, or property manager may refuse a booking or terminate a stay where a guest materially breaches this policy, property rules, or applicable law.
Refunds following termination may depend on the circumstances and applicable law.
18. Privacy
Personal information collected during the booking process will be handled in accordance with our Privacy Policy and applicable data protection laws.
19. Changes to This Policy
Ziofa Homes may update this Booking Policy from time to time.
The policy in effect at the time a booking is confirmed will generally apply to that reservation, unless otherwise required by applicable law.
